Process

How a project
actually runs.

Whether you own the lot or we do, the sequence is the same. Nothing gets demolished before the scope, the selections and the number are in writing.

Site & feasibility

Walk the property, confirm what the zoning and the grade will allow, and test the budget against it.

Design

Massing, plans and interior architecture developed together with the construction cost, not after it.

Permits

We submit, we respond to corrections, we carry the plan check. You are not standing in line at the counter.

Selections

Stone, tile, fixtures and millwork locked before framing, so allowances do not become change orders.

Build

Our crews and long-standing trades, one project manager, weekly reporting and photographs.

Finish & hand-off

Punch list, close-out documents, warranty walk, and styling or listing support if the project is being sold.

met in a recording studio.

Ali Noori and Haig Shirinian have been friends for more than ten years and partners for over eight. They met as musicians, and the same instinct that made records is what makes their houses feel composed rather than specified.

A successful entrepreneur before the firm, with ventures spanning car washes, apartment buildings and custom homes. Focused on acquisition, underwriting and the development side of every project.

Haig Shirinian

Partner

Also built and led ventures independently, from luxury homes to ground-up developments. Focused on design direction, construction delivery and the detail standard the firm is known for.

Their route here ran through apartments, remodels, flips and ADUs across several states. Each one narrowed the focus, until luxury residential in the greater Los Angeles area turned out to be both the highest return and the work they actually want to do.

Questions we get

Do you work on a house I already own?

Yes. Roughly half of what we do is a whole-home renovation, addition or ADU on a property the client already owns. We start with a walk-through and a feasibility read before anyone talks about drawings.

Do you handle design and permits, or do I bring my own architect?

Either. Design, interior architecture and permitting are all in-house, which is the reason our budgets hold. If you already have an architect and a set of plans, we are happy to build from them.

How is the budget handled?

Written scope and selections before demolition, then change orders in writing and approved in advance. Selections are locked before framing so allowances do not quietly become overages.

What does a project cost?

It depends entirely on the site, the scope and the level of finish, so we do not publish a square-foot number that would be wrong for your house. After a walk-through you get a real range, and we will tell you plainly if what you want does not fit the budget.

How does investing with the firm work?

We sponsor our own projects and take private capital per project rather than into a blind fund. Typical duration is about eighteen months with a 25% annualized target. Availability changes constantly, so the right step is to ask what is currently open.

Do you build outside Los Angeles?

We have worked across several states in the past, but the firm is deliberately concentrated in the greater Los Angeles area now. That is where we know the trades, the departments and the buyers.
