Process
Whether you own the lot or we do, the sequence is the same. Nothing gets demolished before the scope, the selections and the number are in writing.
Walk the property, confirm what the zoning and the grade will allow, and test the budget against it.
Massing, plans and interior architecture developed together with the construction cost, not after it.
We submit, we respond to corrections, we carry the plan check. You are not standing in line at the counter.
Stone, tile, fixtures and millwork locked before framing, so allowances do not become change orders.
Our crews and long-standing trades, one project manager, weekly reporting and photographs.
Punch list, close-out documents, warranty walk, and styling or listing support if the project is being sold.

Yes. Roughly half of what we do is a whole-home renovation, addition or ADU on a property the client already owns. We start with a walk-through and a feasibility read before anyone talks about drawings.
Either. Design, interior architecture and permitting are all in-house, which is the reason our budgets hold. If you already have an architect and a set of plans, we are happy to build from them.
Written scope and selections before demolition, then change orders in writing and approved in advance. Selections are locked before framing so allowances do not quietly become overages.
It depends entirely on the site, the scope and the level of finish, so we do not publish a square-foot number that would be wrong for your house. After a walk-through you get a real range, and we will tell you plainly if what you want does not fit the budget.
We sponsor our own projects and take private capital per project rather than into a blind fund. Typical duration is about eighteen months with a 25% annualized target. Availability changes constantly, so the right step is to ask what is currently open.
We have worked across several states in the past, but the firm is deliberately concentrated in the greater Los Angeles area now. That is where we know the trades, the departments and the buyers.
It costs nothing and it is the only honest way to give you a number. Tell us where the property is and what you want to do with it.
